    NICEIC Testing

    It is recommended that a domestic electrical installation should be tested at a maximum time period of every 10 years. Regulations state that periodic inspections and testing of a fixed wiring installation should be completed at routine intervals. This is something that our team can assist with as we are NICEIC registered installers.

For landlords, rental domestic properties should be inspected each year or whenever the tenancy changes to ensure that the electrical system is operating correctly. These routine intervals will also allow you to check that no changes have been made without your knowledge.

    Electrical Checks Every 5 Years

    Since June 2020, it has been a legal requirement for private landlords in England to have their electrical installations inspected by an engineer to ensure their safety. The rules state:

    • From 1st July 2020, electrical installations must be inspected and tested prior to the start of a new tenancy.
    • Checks on existing tenancies must be conducted by 1st April 2021.
    • Checks must be carried out every 5 years.
    • Any remedial work needs to be completed within 28 days.
    • Installations must meet British Standard BS 7671.

    All landlords are responsible for ensuring that the electrician hired for these checks is qualified and competent. At M. Electrical, we are an accredited firm that can carry out an array of testing and inspections for you.

    Smoke Alarms and CO Detectors

    Since October 2015, landlords who own properties occupied by tenants are required to do the following:

    • Have a smoke alarm installed on each storey of their premises where a room is used wholly or partly as living accommodation.
    • Have a carbon monoxide alarm fitted in any room that is used wholly or partly as living accommodation and has a solid fuel burning combustion appliance.
    • Arrange for the alarm to be checked on the day a new tenancy begins.
